Renovations Project Manager

This position is responsible for the oversight and coordination of all renovations for Panorama. This position works in close partnership with contractors, residents, and other internal departments to ensure successful and timely completion of units. This position will be expected to manage multiple renovations simultaneously.
ESSENTIAL DUTIES AND
Responsibilities:
1. Facilitate collaboration and partnership between internal departments and contractors to ensure timely project completion.
2. Develop rapport with future residents, ensuring resident needs are addressed within the guidelines of Panorama policies and procedures.
3. Organize, coordinate and oversee multiple projects at any given time, communicating effectively both verbally and in written format with contractors, vendors and internal departments.
4. Assess each unit and develop a design and scope of work for each project. Communicate directly with contractors on scope requirements.
5. Solicit bids and analyze for accuracy, prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.
6. Analyze and prepare budget per project. Communication with clients in regards to changes, timing and related costs. Develops preliminary project costs, creates and manages project budgets, and facilitates project budget approval. Maintain and is accountable for the budget through completion of project.
7. Conducts regular field inspections on assigned projects, ensuring contractors' compliance with contract documents and takes necessary corrective action to ensure objectives are achieved.
8. Responsible for project schedule creation and maintenance with accountability for achieving all scheduled dates.
9. Management of a project tracking system that would function to increase productivity, cost control, and communication.
10. Assembles contractor bidder list for each assigned project.
11. Initiate, coordinate and approve the project close-out process.
12. Provides ongoing evaluation of best practice standards. Provides new idea input and recommendations for criteria and processes.
13. Confers with supervisory personnel, residents, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.
EDUCATION AND
Experience:
o High school diploma or GED required
o Project Management experience required
o 3
years of previous experience with and knowledge of remodel/renovation construction management.
o Proficiency in Microsoft Office required.
o Experience in design drawings and specifications for residential renovations, using computer-assisted drafting (CAD) equipment preferred.
o Previous supervisory experience preferred.
Estimated Salary: $20 to $28 per hour based on qualifications.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
